The Bulgaria Golden Visa is one of the fastest and most capital-efficient routes to residency inside the European Union. It is also a legal and financial process with real sequencing — documents that must be translated before others are filed, a pre-approval stage that exists specifically to protect your capital, and a family inclusion structure with its own rules.
Below is the process broken into every stage our clients actually go through, in order, with the detail most advisors leave out.

Every case differs slightly by family structure and background, but the sequence below holds for nearly every applicant.
Initial Consultation & Eligibility Review
We start by understanding your objectives: are you seeking residency for lifestyle and travel freedom, a long-term path to EU citizenship, or a tax-efficient base for a business you already run? We review your nationality, family composition, source of funds, and timeline against the program's actual requirements — not a generic checklist. As part of this review, we also screen the applicant and any related entities against international sanctions lists, since a positive match can halt an application entirely — better to know that at the outset than after fees and time have been committed.

Once eligibility is confirmed, we set out our fees in writing before any work begins — what is covered, what is billed separately, and the expected timeline for each stage. Nothing is billed as a surprise mid-process.
Pre-Approval Application
This is the step most other programs skip — and the one that protects you. We submit your case for pre-approval before any investment vehicle is chosen and before any capital is deposited. If pre-approval is not granted, you have not moved a single euro. Only once pre-approval is confirmed do we move to selecting and funding your qualifying investment.

With pre-approval confirmed, we turn to the qualifying investment itself: EUR 512,000 placed into a Bulgarian Alternative Investment Fund (AIF) or exchange-traded fund (ETF) that meets the program's criteria. We compare available regulated funds on risk profile, liquidity terms, and management fees, and coordinate the deposit once you've made your choice.

Once your capital is deposited, we file an application with the Bulgaria Investment Agency to confirm that your investment satisfies the requirements of the Golden Visa program. This confirmation is what formally qualifies your investment for the residency application that follows.
D Visa Application
With your investment confirmed, we prepare and submit the full D visa application set to the relevant Bulgarian consulate or embassy, along with supporting documentation and any required translations. This is a long-stay national visa — the entry point that allows you to travel to Bulgaria to complete the residency process in person.
Travel to Bulgaria to Apply for Permanent Residency
This step is typically well organized: many clients combine an airport pickup in Sofia with a short visit to the local Migration Office to submit the permanent residency application, then return to the airport or their hotel the same day.
Biometrics
Roughly 2 to 2.5 months after the application is submitted, a second trip to Bulgaria is required to provide biometrics. The process mirrors the application stage in structure — we arrange for you to skip the queue and provide biometrics first, minimizing time spent at the Migration Office.
Residence Permit Issued
Once biometrics are complete, the permit is processed and issued. For applicants who remain focused through each stage without avoidable delay, total time from engagement to permanent residency will not exceed 8 months.

After approval, the only ongoing obligation is maintaining the qualifying investment. We provide ongoing compliance support so renewal windows, reporting, and fund status are monitored on your behalf — nothing lapses without your knowledge.

The Golden Visa is structured as a family program, not a single-applicant one — but each family member's status follows slightly different rules.

Your spouse can only apply once the main applicant's permanent residence card has been issued (after Stage 9). From that point, their own process is much shorter — following the same D visa, travel, and biometrics steps without needing to repeat eligibility, pre-approval, or investment stages.

Temporary, converting to permanent
Parents and parents-in-law are eligible for temporary residency, which converts to permanent residency after residing in Bulgaria for 30 months within any 5-year period.

No. You and your family are not required to relocate to or live in Bulgaria during the application, or afterward. This exemption from physical presence applies specifically to fund investors under this route.
Because capital is only deposited after pre-approval is granted, a declined pre-approval means no investment has been placed and no capital is at risk. We would discuss next steps, including whether a different route may better fit your circumstances.
